Southeast Charlotte has more choices, but demand is still steady

The one number that changes what you should do right now: the Real Estate Data Aggregator counted 2,805 homes for sale across Southeast Charlotte in the three months ending July 31, 2026. That is up 8.8% from the same period a year ago. More competition means your price has to be sharper than it was last year.

Here is the calming part. Pending sales barely moved. The Real Estate Data Aggregator counted 2,563 pending sales, up just 0.1% from a year before. Buyers are still out there. They are just taking a little more time to compare.

Redfin reported that Charlotte home prices dipped 0.7% month over month in August. That is a small move, not a collapse. But it does fit the pattern: more choices for buyers, a little less urgency to pay over list.

How each ZIP code looked

The picture is not the same everywhere. Some ZIP codes saw prices rise. Others dipped. Days on market stretched in most areas, but a few bucked that trend. The table below shows the full range.

Where demand held strong

ZIP 28270 stood out. The Real Estate Data Aggregator showed 182 homes sold there, up 13% from a year ago. The median sale price reached $700,000, up 10.2%. And 55% of homes went under contract within two weeks of listing. Buyers there are moving quickly.

Where sellers face more pressure

ZIP 28217 tells a harder story. The Real Estate Data Aggregator counted 75 homes sold, down 16.7% from a year ago. The median sale price fell 10.1% to $384,000. Homes sat a median of 74 days before selling. That is 15 days longer than last year. Pending sales dropped 31.6%. Sellers there need to price with care.

The speed picture across Southeast Charlotte

Most ZIP codes took a little longer to sell than a year ago. That is the honest truth. But most still sold in under 55 days. The Real Estate Data Aggregator data for the three months ending July 31, 2026 shows the range below.

What the wider market is doing

Nationally, Redfin reported U.S. home prices rose 3.7% from a year earlier in August, the fastest annual growth rate in a year. Charlotte dipped 0.7% month over month in August, per Redfin. So the local market is a little softer than the national trend right now.

Mortgage rates are a real factor. CNBC reported the average 30-year fixed rate at 7.45% on September 24, 2026. Realtor.com put it at 6.67% in August 2026, up from a low of 6.05% in February. Higher rates slow buyers down. That is part of why homes are sitting a few days longer.

Realtor.com also reported that 20.4% of listings nationally had price cuts in August 2026. That lines up with what we see here: sellers who price above the market are adjusting.

Realtor.com put the median home price for the Charlotte-Concord-Gastonia metro area at $429,000 in August 2026. Several Southeast Charlotte ZIP codes sit well above that, which shows how varied this market really is.

One more data point worth watching for homeowners here. Realtor.com reported that the median asking rent in the Charlotte-Concord-Gastonia metro area was $1,489 in August 2026, down 1.5% from a year earlier. Rents slipping a little means fewer people are being pushed from renting into buying by rising rent costs. That is one more reason buyers feel less urgency right now.

Sales volume is actually up

Here is something worth noting. The Real Estate Data Aggregator counted 2,695 homes sold across Southeast Charlotte in the three months ending July 31, 2026. That is up 6.9% from the same period a year ago. More homes sold, even as inventory grew. Demand did not disappear.

  1. Southeast Charlotte has more homes to choose from than a year ago, up 8.8% to 2,805 for sale per the Real Estate Data Aggregator.

  3. Prices moved in both directions depending on the ZIP code.
  4. Sellers with well-priced homes are still closing deals.
  5. Those priced above the market are waiting longer.

One more thing worth saying. The numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer builds, a different school zone or a busier road can shift the days on market and the price by more than the ZIP average suggests.
