Primary market sales rose, but more homes are on the market
The one fact that changes what you should do right now: more homes are competing for the same buyers. The Real Estate Data Aggregator counted 3,090 homes for sale across the Primary market in the three months ending July 31, 2026. That is up 7.9% from the same months of 2025. Pricing and preparation matter more when buyers have options.
The good news is that demand kept pace. The Real Estate Data Aggregator counted 2,931 homes sold in the Primary market, up 7% from a year before. Buyers are still out there and still closing.
The national picture adds context
The National Association of Realtors reported U.S. inventory reached 4.9 months of supply, the highest level in over ten years. Our Primary market sits well below that. Still, the same trend is here: more homes, more choice for buyers.
Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Realtor.com reported the rate at 6.95% for the week ending September 19, 2026. Rates at this level slow some buyers. That makes pricing your home carefully even more important.
How each ZIP code is moving
The market is not the same everywhere. Some ZIP codes are selling faster than others. Some saw prices rise while others dipped a little. Here is where each one stands.
Speed: how quickly homes are going under contract
The share of homes going under contract within two weeks of listing tells you how fast buyers are moving in each ZIP. Some areas are still very quick. Others have slowed.
Days on market: where homes are sitting longer
Across most ZIP codes, homes are taking a few more days than last year. That is a small but honest shift. Realtor.com reported the typical U.S. listing sat for 61 days in the week ending September 19, 2026. Most of our ZIP codes are still moving faster than that.
Are homes selling above list price?
In most ZIP codes, fewer homes are selling above list than a year ago. That does not mean demand is gone. It means buyers have a little more negotiating room. Pricing to the market still brings strong results in most areas.
Months of supply: how long inventory would last at today's pace
The National Association of Realtors put U.S. supply at 4.9 months, the highest in over ten years. Every ZIP code in the Primary market is below that. Supply here is tighter than the national picture, even as it grows.
A few ZIP codes worth a closer look
ZIP 28270 stood out. The Real Estate Data Aggregator counted 182 homes sold there, up 13% from a year before. The median sale price rose 10.2% to $700,000. And 55% of homes went under contract within two weeks. That is one of the strongest readings in the market.
ZIP 28079 told a different story on price. The Real Estate Data Aggregator showed the median sale price dipped 3.3% to $452,000. But sales jumped 49.7% to 253 homes. More homes sold, even as prices eased a little.
ZIP 28217 is worth watching. The Real Estate Data Aggregator counted 74 median days on market there, 15 days longer than a year before. The median sale price fell 10.1% to $384,000. Homes are sitting longer and selling for less. Sellers there need to be especially sharp on price.
ZIP 28209 moved in the other direction. The Real Estate Data Aggregator showed 52% of homes going under contract within two weeks. The average sale price came in at 100.3% of list, meaning homes sold above asking on average. That is up 1.2 points from a year before.
- Sales are up 7% across the Primary market in the three months ending July 31, 2026. Inventory is up 7.9%.
